With rented residential accommodation, it is the Landlord’s responsibility to ensure that the electrical installation and appliances are safe when the tenancy begins under the Housing Health and Safety Rating System (HHSRS). The Institute of Electrical Engineers also recommends for residential accommodation that an inspection/test is carried out on a change of occupancy and an electrical certificate is produced.

Asbestos Reports

An Asbestos Management Survey is the standard survey required on any building built or refurbished before 2000. Its purpose is to locate as far as reasonably practicable, the presence and extent of any suspect Asbestos Containing Materials in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to access their condition.

SAP EPC's

Any dwelling created after 1st April 2008 must have an EPC certificate produced using full SAP methodology. This includes New Builds, Conversions and when the number of dwellings within a property has changed i.e. A house changed into 2 flats. A full SAP EPC can be used for sale or rent in the same way as the usual (RdSAP) version and is valid for 10 years.
